At Closing, BayWater will provide to the owner both a digital and hard copy Service Manual that will specify all of the following:
I. Warranty Information
A. One Year: Complete warranty – all materials and workmanship
Typical Items:
a. Movement of Molding / Trim
b. Tile Grouting
c. Touchup of Paint, Drywall, Etc.
C. Two year – Ten year: Applicable manufacturers warranty
II. Appliances / Fixtures / Mechanical Hardware / Windows & Glass
A. Detailed Specification List
B. Manufacturer’s warranty
C. Contact Information
III. General Homeowner Maintenance Information
A. Comprehensive Inspection Checklist
B. Preventive maintenance procedures
C. Preventive maintenance timeline
D. Probable Insurance
Throughout your first year of ownership, Baywater will have a specialist meet you at your home on two scheduled inspections. They are a six month, and eleven month service inspection. This inspection includes but not limited to:
1. Drywall
2. Paint
3. Flooring
4. Appliances
5. HVAC
6. Hot water heater
BayWater will continue to leave open your personal web page and periodically email you reminders to schedule for home warranty prevention and improvements. Your personal web page is your personalized link and connection to BayWater as long as you wish.
